Understanding your results
The generated text is a starting point, not a finished listing. Edit it to add any details specific to the property that are not covered by the form. Remove anything that does not apply. Most letting platforms have a character or word limit — check this before copying.
Describe only what the property actually has. Listing features the property does not have is a misrepresentation and can lead to disputes or complaints from prospective tenants.
Legal context
Rental listings in England must comply with the Consumer Protection from Unfair Trading Regulations 2008. A listing that makes a false statement of fact — for example, describing a property as having central heating when it does not — may constitute a misleading commercial practice. From June 2025, the Digital Markets, Competition and Consumers Act 2024 also applies stricter requirements on material information in property listings. The Renters’ Rights Act 2025, in force from 1 May 2026, restricts landlords from marketing a property to multiple tenants simultaneously once an offer has been accepted in principle.
